The builder file: what counts and what's furniture

A buyer shows up with a 690 built on four builder accounts opened since spring. The score is real. The file is thin. How to read the tri-merge in a minute, what DU will do with it, and what to tell the buyer about the calendar.

The builder file: what counts and what's furniture

A file built on builder accounts qualifies on the score and stalls on the depth. Sort the accounts before you price the loan.

Builder products are legal and the buyer did nothing wrong. The problem is that four of them opened in the same quarter produce a number, not a history, and the underwriter reads history.

Sort the tri-merge into three piles. It takes a minute.

Counts: a secured card from a bank, an installment builder loan, an authorized-user line on a parent's or spouse's card with a matching name and address. Twelve months on any of these is a real tradeline.

Furniture: a spend-your-own-money card behind a subscription, a bill-reporting line, a rent line on a bureau the lender doesn't pull. They hold the score up. They do not hold the file up.

Flags: an authorized-user line with a surname that matches nothing on the 1003. DU lists it and B3-5.3-09 tells you to review it. If it isn't a co-borrower or spouse and the buyer can't show twelve months of payments, underwrite without it.

My kitchen whiteboard has four schedules on it. Only one of them is mine. The underwriter reads the file the same way.

Then the calendar, and say it plainly.

If the oldest counting account is under twelve months, the honest pre-approval is a date, not a number. "You'll qualify in March. Change nothing until then." A buyer who hears that from you comes back in March. A buyer who hears "let's try" comes back with a denial and your name on it.

If the file is thin but the buyer has paid rent for twelve months, B3-5.4-03 lets you document a housing payment history with bank statements or canceled checks. No service required. That is often the strongest line on a builder file and nobody reported it.

Send the buyer to Calvin's ranking so they stop opening builder accounts and start keeping statements.

The buyer with four builder lines usually has one wrong item underneath. Eight files, a leave-alone list, and a plan dated to the month they actually qualify: the referral takes twelve minutes.
