Before a mortgage

The credit files beyond the three bureaus

Five consumer files outside Experian, Equifax and TransUnion matter before a mortgage: LexisNexis Risk Solutions, Innovis, ChexSystems, Early Warning Services and NCTUE. Most score apps and monitoring services show one to three bureau files and none of these five. Each of the five will give you your own file free on request, and the part to read first is the personal-information block, not the accounts.

The five, and where each meets a mortgage

The mortgage tri-merge is built from the three nationwide bureaus. The other five reach your loan by side doors: the identity and address checks a lender's vendors run, the bank where your down payment has to sit, and the old phone or utility account that turns up as a collection months later.

FileWhat it holdsWhere it meets a mortgage
LexisNexis Risk SolutionsPublic records, address history, identity dataThe identity and address verification many mortgage vendors run. Mixed-file problems often start here.
InnovisA fourth credit file, with its own addresses and aliasesIdentity cross-checks against the big three. A lender's vendor may ask you to lift a freeze here.
ChexSystemsChecking and savings history, closures for cause, unpaid overdraftsOpening the account your down payment and reserves will sit in
Early Warning ServicesBank account and payment history from a different group of banksThe same door as ChexSystems. Banks report to one system or the other, so one report is half the picture.
NCTUEPhone, utility and pay-TV payment historyAn old account that is not yours, at an address that is not yours, before it reaches a bureau as a collection

Which of these your lender's vendors pull varies by lender. Ask your loan officer. The answer is usually some of them, at some step, and rarely none.

What to read for in each

Start on page one of every file: names, addresses, Social Security number variants, employers. A name you have never used, an address you never lived at, or a second number in the file is how a stranger's history gets stapled to yours, and the specialty files are where it shows first.

Then the accounts. On ChexSystems and Early Warning, a closure for cause or an unpaid overdraft can stop a bank from opening an account. On NCTUE, look for any account at an address you do not recognize. On LexisNexis, check the address history and the public records against your own. Anything that is accurate, leave alone. A lender reads an accurate old item far more calmly than a dispute filed against it the month you apply.

Freezes and timing. You can place a free security freeze at most of these companies, and a freeze blocks the lender's vendor too. Ask your loan officer which companies are pulled, lift those freezes for a set window around the application, and let them return afterward.

Your right to see what each company holds on you is in the Fair Credit Reporting Act (15 U.S.C. § 1681g). The request address, phone number and online form for every one of the five are on the CFPB's list of consumer reporting companies, linked from Your files.

Who reads all eight

You can, free, over a few weeks. Each company has its own form and identity check, and several answer by mail. Most paid analysis services read the three bureaus. QualifyReady's Eight-File Package reads all eight against each other, tags every item dispute, verify first or leave alone with the reason, and drafts letters only for the items you choose. You sign and send them. Nothing is promised about a score or an approval.

The eight-file read belongs in the ninety days before closing. For a pre-approval, the three bureaus are usually enough, and the free preview tells you what is on them before you pay.

Questions buyers ask

Does a mortgage lender pull LexisNexis or ChexSystems?

Not for the credit decision itself, which runs on the tri-merge. The worry is fair, because both can reach the file another way: identity and address verification often draws on LexisNexis, and the bank holding your funds may have screened you through ChexSystems or Early Warning. Ask your loan officer which vendors are pulled, then request those files first.

If my three bureau reports are clean, do the other five matter?

Usually less, and sometimes a great deal. A clean tri-merge with a wrong address in LexisNexis can still stall an identity check late in the process. Read page one of each of the five before you apply. The file your lender's vendor reads that you've never seen.

Should I freeze the specialty files before I apply?

A freeze is a sound habit and a nuisance in the middle of an application. Keep the freezes, and lift the ones your lender's vendors pull for a set window around the application. Lifting is free. Freeze or lock, and how to lift each one.

What does it cost to read all eight?

Nothing, if you request them yourself. Every one of the eight is free to request. If you want the read and the letters prepared, the Eight-File Package is one price, and the free preview comes first.
