Eight-file credit analysis for mortgage brokers

An eight-file analysis reads the three tri-merge bureaus plus LexisNexis, Innovis, ChexSystems, Early Warning and NCTUE, against each other, and tags every negative item dispute, verify first or leave alone with the reason. For a broker, what matters is how it is delivered: to the borrower, as the borrower's file, with any letters sent by the borrower. You never handle the report, and nothing is filed in anyone's name during your lock.

What to ask any credit service before you refer

The question a broker is really asking is which service will not cost you the file. Put these to any of them, including us. The answers sort a referral that helps from one you will be walking back in underwriting.

The files read

Ask which files. Most services read the three bureaus. The identity mismatches and the stranger's accounts that stall a file late tend to sit in the other five.

Accurate items left alone

Ask whether accurate items are marked leave alone. A service that disputes every negative puts a remark on every tradeline your underwriter reads, and reinsertions land inside the lock.

Who sends, in whose name

Ask who sends the letters. If the service files on the borrower's behalf, ask how it stops every open dispute, in writing, before you submit.

What the fee is tied to

Ask whether any fee depends on an outcome or a month. Deletion-based or monthly billing keeps disputes running on the service's calendar, not on your closing date.

QualifyReady's answers: all eight, yes, the borrower, and no. One price, paid once.

Three files or eight, and when

Most pre-approval files are three-bureau reads, and that is what we would send a borrower to first. The eight-file read belongs in the ninety days before closing, when an address that is not the borrower's in LexisNexis, or a phone account that is not theirs in NCTUE, can stop an identity check after the appraisal is in. The specialty files are free for the borrower to request, and every request link is on Your files.

For your compliance department

The borrower owns the deliverable and sends any letter. No fee depends on an outcome, and no promise about approval or score is made to you or to the borrower. QualifyReady never contacts a bureau, a collector or a creditor in anyone's name, and you never see the borrower's report or analysis. If you prepay through the Partner Block, you receive a one-line note when each analysis is delivered, and nothing else.

Questions loan officers ask

Why eight files and not three?

Three is where the credit decision is made, and you are right to start there. The other five are where identity and address checks draw from, and where a mixed file usually shows first. The five files beyond the tri-merge.

Will the borrower's disputes land in the middle of my lock?

Only if the borrower chooses to send them then. The analysis marks accurate items leave alone, dates every letter, and builds the plan backward from the dates the borrower gives, so ask for your closing date to be on it. Rescore or dispute, and which one you need.

Can I see the borrower's analysis?

No. It goes to the borrower, and only the borrower can share it. That is what keeps the referral clean. What the borrower brings you is the plan.

What does referring cost me?

Nothing. The referral link is free, the borrower is the customer, and there is no revenue share. If you want to pay for borrowers yourself, the Partner Block is the only way to do it.
